HOUSES FOR SALE

I feel like I am missing something. Was checking houses for sale in Florida and see
some prices that are couple thousand dollars or less. Don't appear to be forclosures or rentals. Why are the homes that cheap?

There appears to be difficulty distinquishing property rentals from sales.
When you see a price less than $10,000, it's probably a rental and not a "For Sale."   Remember, "If it seems to good to be true, it usually is."

You are right.  Often the pricing information is inaccurate on Zillow.  Zillow is a nice national resource for consumers.  But it is best to contact the listing agent or askthe agent that is working for you to provide you with the information.

I've seen houses that are listed in the MLS as either for lease or for sale show up in Zillow as a for sale, but with the lease price.  Your best bet is to call the listing agent to clarify.

I agree, sounds as if there was an error by the listing agent, and the property is actually a rental.  Also, I've seen errors in uploading a listing where the agent has left off a couple of zeroes!

In Ocala, FL Marion County  we have 40 under $20,000.Only 4 under $10,000. Usually rentals under that just improperly marked

Not sure which area of Florida you may be checking into, but in our market (Jacksonville), there are 61 homes listed that are $10,000 or less.  Most are being sold for the land value.  There are others that may need considerable improvements before they can be occupied.

Those houses may actually be rentals that have been miscoded on the agent's real estate feed as for sale listings. Sometimes there is even rental/lease information like deposit amounts in the home description.

Other times I wonder if less honest agents use this type of listing as a type of lost leader advertising. The only way to be sure is to see if the house is listed on the MLS in your area or not and if the prices seems way too good to be true...it is probably a rental.
