There is an old addage that something is worth what someone is willing to pay for it. That being said, the second best way is to have a CMA done by a professional. In order of reliability...
#1 Sell it
- A bit drastic, but the only true way to determine the current market value.
#2 Get an Appraisal
- Not as drastic as "selling", but really an "professional, educated guess". Upside is that the appraiser does this for a living, and has no vested interest in what the valuation comes out at. Downside is that it will cost you money - and has a shelf life of a few months.
#3 Get a CMA (Comparative Market Analysis)
- Another "educated guess". Upside is it is usually free. Downside is that the accuracy is only as good as the REA - who may or may not have the experience to do it well. Other downside is potential REA bias of the CMA, intentional or otherwise. If you go this route, go two-or-three and compare them against each other.
#4 Roll Your Own
Not necessarily rocket science, but may not be for you based on the question you asked.

The best way to get a true market value for your home is to have a market analysis done by a Realtor who knows your neighborhood well. A market analysis is free, while an appraisal can cost several hundred dollars. Check out other homes similar to yours and see what they are selling for, and don't forget that condition and location definitely impact value!
