you may want to call the local real estate agents, even if they don't do property management.  For example, the beverly-hanks agents keep a intranet with information that agents can share with call ins.  so we could post your home on that and let our agents know about your home so we can pass it on to any prospective folks looking for rentals.  Some companies keep for rent by owner books in their office as well.

Depending on where you are in the U.S....you can either hire a realtor to list your home for lease for one months rent in commission....or you can do the typical home for rent sign in the yard and put ads in craigslist. Depending on the monthly rent ....CL can be very effective...of course if you need help with screening..or drawing up a lease...  a realtor can do that for a nominal fee

As Anthony mentioned below, you also have the option of using a property manager as a "finder" service.  I charge owners a flat fee to advertise, screen tenants and approve their application, collect first month's rent and deposit, and get them under contract.  Once the tenant is moved in, I pass all the paperwork, the money, and responsibility off to the Owner.  This is enough to get the Owner started and saves them from having to pay a monthly fee for my services.  I usually charge $200 for this service, but it all depends on the cost of advertising, background checks, your rental market, etc.

Usually a sign in the window for a rent by owner works. I've used Craigs List and Zillow also.
If you want to avoid the hassle and have someone else do it for you, there are Property Managers that will do everything for you, including maintenance problems and collecting rents and many other services.

Postlets are a great way to get the word out, as well as Craigslist.  I've found most people searching for a rental are turning to the internet first.

I would first use a yard sign and put it in the paper. If you get nothing, then you should consider calling a realtor. Realtors will prequalify them and make sure they have a good credit score, do a background check and credit check.

When renting your house you must first decide whether you have the time to show it.  If you don't call a local realtor who is familiar with the area. In My area we can put it in the MLS and the Landlord pays the fee. Or you can choose to put in the office in your area. Obvousily you would get more exposure putting it in the MLS than just one office. Its all up to You!!!

You shouldn't have to pay to rent your home, unless your market is just completely saturated with rentals.  Try Craigslist, word of mouth, and advertising at grocery stores, laundromats, or other venues with public bulletin boards.

Make sure you have all your ducks in a row concerning the rental agreement, fair price, tenant screening, etc.  If you've never rented before, I recommend you go to Amazon and buy the book "Every Landlord's Legal Guide".  It is the #1 resource for a Landlord and includes most of the forms you'll ever need, all the laws specific to your state, great advice on how to advertise and screen tenants, and much, much more.

You could contact an Agent but you're going to pay some commissions. If you want to market it yourself use Zillow, Craigslist and in Southern California use Westside Rentals.

I would put a sign. First come first served. 

Advertising does not have to be serious. I get people call me and laugh all the time. So what's the rent?  Less this month. How much was it last month? More . Why? Nobody had the money. HA HA HA

Now comes the qualifying question. Could you pay what I was asking for it last month? Why? I was checking if you had the money.

All my tenants pay me less. Good way to keep them.

There are many different ways to market your property.  You could list it with a Property Management Company, fees apply.  You could list it on Craigslist, Classified Add, Zillow, fees apply.  

If you handle it yourself I would highly recommend getting a background & credit check for all applicants.

If you do not want to use a property management service, it doesn't hurt to try one of the FSBO services online that allow rentals to be posted. Also, www.postlets.com is not a bad place to go, especially since they syndicate to other websites.

On a local level, I think newspaper ads work best.

You can Hire a realtor and they can list in the MLS just like you selling the Home. Find tenants for you and you can pay them the 1st months rent or something. You can even have your realtor manage your property.

For my personal rentals, I use a yard sign if the property is in a reasonably high traffic area. I advertise on www.ashevillerent.com as I find this particular website to be more effective than others. I find the local newspaper to be far too expensive for the number of inquiries it generates.
