Just make sure to enter similar search criteria ( property location, style, lot size, living area, number of bedrooms and bathrooms, etc.) and try to stay within .25 - .35 mile radius from the property in question.

Find a Realtor who knows the are where the subject property is located and ask them to perform a CMA for you. If you want to know what the property is really worth ask them what they would suggest to a buyer to offer if they were not listing the property themselves.
