Had a forclosure on 4/2013. great income, no debt. need a portfolio lender for jumbo loan for OC

The home was in Miami FL. didn't qualify for short-sale due to high income, Got approval for forclosure in 2009 but judge never signed it and had to run through the courts again in 2013.  Have a great income and stable career, no other negatives on the credit, no debt, already sold our home, have 20-30% cash down, super jumbo loan near million dollar loan to purchase property in OC.

Yes, there is a portfolio loan available that would allow you to buy again right away. It's not hard money so the rates are competitive with a conventional loan. Contact me for more info.

A Portfolio lender will consider your loan but usually a good credit score of 700 is needed with a 20-25% down-payment.  My bank does allow non-owner occupant co-borrowers to come on the loan to help you qualify.

        Some of the lenders that I work with might be able to get this past the underwriter with a manual review. It would require a low debt to income ratio, and evidence that it was an error on the completion of the foreclosure process. Make sure that whatever lender you deal with speaks directly to the underwriter that will be underwriting the file, as many mortgage lenders say they can help, and disappear once you are denied while in escrow, and your earnest money deposit is at risk. Make sure you deal with a credible lender that doesn't blow smoke!!! If you want a list of lenders, contact me through my profile information. I work in OC and have local lenders that can help you.

I have access to a program that can work for this scenario.  Minimum is 20% down, but 25% down is preferred.  660 FICO minimum.  I'm in OC.

Might be possible with 30% down if the foreclosure was isolated incident and it certainly helps if you can show the event should have completed much earlier. The lender who offers this program prefers ARM loans either 5, 7 or 10 year hybrid. Happy to look closer at this option if you would like to get in touch through my profile.
