Hard to figure the selling price

I have a rental on Allesandro St in Los Angeles. It appears difficult to figure what it's worth by looking at the homes around it...they're all different. I imagine Zillow doesn't know the home has new hardwood floors thru-out; slate floors in the kitchen; an extra bedroom (3); all new appliances etc. Do you take the Zillow estimate and go up from there?
