It usually is not a costly repair. The hardwood needs to be attached more firmly to the floor joists. Sometimes it can be done from below with screws, and sometimes has to be done from the top with screws. The later is harder because it must be done in an aesthetically pleasing manner. From below, if screws are short enough there is no disruption of the surface.

Even if you cut out the hardwood and patched in new it might cost 150-300 depending on the flooring co. Not something I would base may purchase decision on.

We had the same problem on a home we were remodeling and it was a very inexpensive fix. We contacted a hardwood specialist because it was important for us to have the added screws become "invisiable" after the repair -- and they are. The expense is minimal and an inspection would reveal if there were other structural problems (which there probably is not). Good luck!

The main thing you should be checking out is why the floorboard (if by floor board you mean sub-floor) is moving. it is probably an easy fix also but you never know until it is checked out.

Try going to the web site for "This Old House" episodes. They did a whole episode a while back on tightening up a squeaky wood floor in a bedroom. They took you through the process step by step and was very clear on what to do. It may have been an episode on the shows they have where one of their experts goes out to a house that has some kind of repair problem. Good luck. We're about to go through the same process.

Fixing squeaky, noisy floor isn't hard. My husband who wasn't a pro fixed our squeaky bedroom floor by tightening the floor boards to joists with nails/ screws, and it's been great. No more annoying squeaks or loose boards :-) You should ck-out youtube for video instructions that could assist you in your repairs too.
The house is worth pursuing if everything else cks-out. Value, comps, other repairs are inline with your approvals. Best wishes.

I have the same problem with my floors. My wife says it gives the house character. What do you think? Is it better to have it fixed, fore house value purposes?

If your wife likes them, leave them alone (until you sell). I personally like one squeak here or there as long as it's infrequent like a church bell in the distance and not a gronkkk above your bedroom ceiling that wakes you up :)

If it's an old place (<1930) with an old floor...let it be. I have squeaks here and there and I look at it like the old inhabitants saying hello! :-)
It's just part of the charm...like a radiator that clangs as it's heating up. These are normal. If you plan on ripping it out, find another house. I have seen far too many cool old places "updated" and it makes me want to cry.

Hardwood floorboard squeaks and moves
Is this a costly repair? ÃÂ Of course, I'll get the house inspected, etc., but I'm trying to decide if it's worth pursuing any farther.
