Thank you for the feedback, equity looks good but it is hard to guess without an appraisal, the appraisal waiver sounds good. I haven't really dealt with that before. He has been in the house for 15 yrs and just wants a little cash out, not a crazy amount, all else is fantastic on this borrower. So disheartening when you have someone like this and you have to basically tell them their property has no usable value anymore.

This will be difficult. Lenders require comparable sales in the given area to help determine value. There may not be enough Geo-homes in your area to do this. To enjoy the benefits of this type of property usually requires an all-cash purchase. Good luck.
