I've had some clients use them, it was never a terrible experience, but it wasn't great either. Had some hiccups at closing.

I am intrigued by new/one time posters that have good experiences with Aim. I would hope that anyone looking to use a broker would do their homework first. Choosing good lender can make such a difference.

I had a great experience with them. I called, as we had a loan with our manufactured house, and we had a loan on a rental house. We wanted to pay off our loan by refinancing the rental house. We were able to do that at the rate they quoted from our initial call and in a timely fashion. The signing of the papers was done by a notary they sent to our home. All questions were done via email. So I may be an exception, but I was very happy with the treatment I received.

They are really bad - They lost their BBB.com rating. You have to be really bad to do that. Zillow also as reviews that are very bad. AIM does not even advertise there. You can find them in almost any newspaper in the country. They advertise with BankRate who will take anyone with money. AIM advertises the same closing costs of $1995 and APR of 4.981% for a 30 year mortgage for 4.50%, 4.625%, 4.75% and 4.875%. It's obviously a scam of some type> I am surprised BankRate lets this go on but they do have all the mortgage sections in most newspapers in the US. Something FISHY.........

AIMloan.com or American Internet Mortgage is a national lender that is based on the internet. In 2010, they did a decent amount of business in my area. From what I saw, the rates and fees were in line with the market.

I will definitely be filing something with BBB. They are a complete bait & switch. We met all their deadlines and then when it went to underwriting where is was suppose to take 3-5 business days, it wasn't until 9 days when we heard from them that they wanted the same info we already provided! Plus they then changed their story on things they had said previously. Stay away!!!

They lost their BBB accreditation on 2/9/2011 due to too many unresolved complaints. Seems they can't make their time frame for the price lock due to repeated / unending requests for more financial information.

I have an application in with them now and in my opion they don't have that great of customer service and you have to fit their cookie cutter package. Don't seem to be all that interested in making the deal work without a full body scan.

My loan was funded Aug 2, 2010. I paid $0 fee for a 30 year 4.65% refinance. I worked with a professional loan processor from Aimloan. I submitted all required paper work 2nd day. The only additional information I was requested to submit is the letter to prove that my loan was sold to a bank immediately after it was funded. I have all the good word to say about this transition. Highly recommended.

Personally, there are several qualified Loan Officers located in Louisiana that can handle your loan application. While not referring any one company, Bait and switch tactics seen on many realtor web sites are slowly being addressed by new RESPA laws.

I called Aim Loan and talked to a very pleasant person that led me through the first stages of the loan process. After that my loan application was sent to a loan processor who either was new to the job or completely overworked. Either way, the processing was quite unsatisfactory. The constant request for extraordinary amount of documentation to be faxed and the lack of phone communication was less than desirable. When asked about additional documentation, the response was "Every time I have to request additional documentation I place the file in line to be reviewed in the order in which the documentation is received." A phone conversation would have helped eliminate a lot of confusion. Only with the help from our real estate agent were we able to close our loan and not lose the property. Our agent called AimLoan and asked that our loan processor be removed from the loan and someone else put on the case. A supervisor stepped in and although they did not make the deadline, our real estate agent was able to convince the closing company to stay after hours and close our loan in escrow until the next day when all the paper work was completed. I could not recommend AimLoan and I will not use them again!!

I just refinanced with Aimloan and I was extremely happy with the entire process. I like to do things over email, so their online/email-heavy style fits me just fine. My original mortgage was a horrible experience with a dishonest mortgage broker. Aimloans Upfront Lending policy (not a unique thing, but not true of every mortgage place) was a big improvement. All the costs were laid out in advance, and they showed which ones could not change at all at closing, and which fees could change by up to 10%.
I'm not going to put out the exact numbers for my loan since its not relevant, but the rates I got (at -1.125 pts, so my closing costs were zero) were better than anything else I found. More importantly, the closing costs were spot on compared to what they originally estimated for me through the forms on their website; compared to my original purchase where $3k in new fees sprung up 3 days before closing.
I've read a few reviews of them with people complaining about not getting approved for the mortgage due to weird issues. I can't speak to that, for our refinance it was all pretty straightforward, though they certainly did want a lot of documentation of assets and such. I had no issues providing it, as I'm sure all lenders have gotten a little more diligent with their background research in light of recent events.
I'm not going to tell you they have the best rates, cause I don't know if they do for your situation. They beat anything I found, and I was careful to compare the total cost of the refinance for any given rate, be sure you do the same. My only real advice is to find an upfront lender. I didn't the first time I got a mortgage and I paid the price. In terms of honesty and transparency with Aimloan, I was quite happy.

the skepticism arises because there are lots of "has anyone had any experience with...." threads about this same company. Conversely we don't see the same threads repeatedly, or at all, about XYZ mortgage, etc.
Personally I don't know much about them. I had a client who kept emailing me their rates while his loan was in process with me and it looked to me that they were about 1/8% higher than I was (for the same charges) accross the board.
