Have never come across a single floor termite report. Was there a chance the second floor was done previously?

That would throw up a red flag to me. I would be even more determined to have the second floor done, even calling out my own termite inspector.
More than likely avoiding known water damage or termite issues... Have you checked out the eaves?

I have not heard that, if I was the Realtor there for my buyers, I would insist that the entire house was inspected for termites.

on a personal note, I would think you'd want a complete report regardless of what the lender required. not sure that I've heard of termites being on second story and not the first but I wouldn't want to be the buyer that found out it could happen.

I have heard of everything - but in this case it is a partial report - or a "Limited Report" in termite lingo.
A "Complete Report" would include all attached structures to the home - and if selected - any detached decks, garages, fences, or wooden structures.
For a lender to be satisfied with a Section 1 Clearance - you would need all floors inspected and cleared.

Has anyone heard about a termite inspection only doing the first floor and not the second floor.
