really.., it is a computer based opinion/estimate of value based on public records. As Zillow Dave and others stated it is not even used to determine value for lending purposes (and should not be). Professionals are still hired for that.

I could run an algorthim to estimate which team will win the super bowl. If I bet the farm on that team without getting actual research done to support what the computer told me I would be the one making a mistake.

Yes zillow undervalued your home (thank you for updating the needed info to somewhat correct that). But, if you want the actual value get a professional to determine that for you.  (lol, If you want your neigbors to now know the actual value take the professional numbers and place them on a sign in front of the house)

@Dennis -- two other things I wanted to touch on:

One, even though the public record is wrong, your Zillow page is correct because you've updated the Home Facts – so thank you! If you want to follow up with your county, that's your choice, but either way you've already made Zillow more accurate.

Two, I want to re-emphasize that no bank should base decisions on Zestimates.  If the banker was simply having a discussion, ok. But if the lender was actually making a lending decision by consideration of the Zestimate, that's not the right use for the Zestimate.

Hi Dennis:

To begin with, your Zestimate is Zillow's estimated market value. It is not an appraisal. It's just the starting point to researching the value of a home. If your bank told you that it's basing all its decisions on your Zestimate, please refer Zillow to your bank immediately. That is not appropriate.

But lets get to the heart of the matter: your specific property. I did some background research and looked at the latest county appraisal of your home. Zillow's record reflects the 2007 appraisal, with a margin of error of about $100. The county has a 2008 appraisal that we've not updated our system with yet, but that appraisal is not substantially different.

The county has an estimated market value on your property that's significantly less than its Zestimate. I think the reason for that -- and your resulting Zestimate -- is because according to your county, your total lot size is approximately half of what you report it on Zillow to be.

In the mean time I can look into why your Zestimate is significantly higher than the county's estimated market value, or I can leave it be. Whatever you'd prefer. And feel free to contact me personally in the future if there's anything else I can help you with.

Zillow usually answers questions through the board here and does not really answer phone calls due to having a fairly small staff in relation to the size of the board. As an owner, it sounds like you have done what you can do to update your house information. I don't know why after a month you have seen no change in value. I think when I updated my house it took about 2-3 weeks for any change to show up. I added a half bath that was and a little bit of square footage that was not included on the site. You do have the option of updating the public record to include the extra sf. That may also help, but it may raise you taxes so you have to pick what think will work best for your situation.

I do have a concern that I think you might want to think about. Zillow is pretty clear about what they do and what they don't do. The give an estimate based on the public record info and sales trends. They don't do appraisals or market values. If you bank is hanging your refi on Zillow's number, that is wrong and it is against own Zillow's terms for use for the site. The bank is doing the wrong thing. If you need to refi, I would suggest getting several CMA's from local agent in your area to see if it is worth paying for an appraisal. If the CMA's come out so that you have good comps for a refi, then tell your bank you demand an appraisal and not just a Zillow estimate for their underwriting decision. If the appraisal comes out, you win and the bank has to do it's job without using Zillow as their excuse to say no. Do not let the bank get by with that crap. It is wrong.

Banks are not permitted to use zillow for property valuation to make loan decisions-- they use either appraisals or BPOs, both completed by licensed professionals.  There are strict regulations governing the mortgage approval process, and protecting consumers from being unfairly denied for lending.

If your loan officer or other bank personnel actually told you that they were basing your loan decision on a zillow estimate, you should do 3 things-- 1) contact their superior and notify them that this was done.  2) contact whatever agency governs banking and mortgage regulatory issues in your state, and notify them that this was done.  3) find a new lender to work with.

Agentblu15 thank you for the reply.  Zillow created an estimate of my home without my permission or involvement.  I only learned it was there when a bank manager found it and asked my why it was so low.  Please advise if there is a way to contact Zillow directly.  The estimate is based on incorrect information and has cost me thousands of dollars due to the inability to refi.  Attorneys fees are starting to look reasonable.  I updated the square ft, number of rooms of the home over a month ago and they are still using the old public data to estimate the value.  The size of the house is now approximately double what it was when it was built and their estimate did not change.  Thus the new data is not being included.

dennis-- it's your house.  if you really want the ESTIMATE updated, claim the house using the functionality of the website, and update the information.  then, give it some time for the COMPUTER ESTIMATE MODEL that creates the ESTIMATES to take the new info into account.

notice the stressing of the word ESTIMATE?  that's because that's all zillow values are-- an ESTIMATE created by a computer model.  it's not a hard, factual price.  it's not based on an inspection of your property by a licensed appraiser or agent.  and, it's not intended to be used for valuation purposes or real estate transactions of any kind.  it's a FREE ESTIMATE.  This is all clearly stated on the website.  If the user doesn't bother to read and understand this, it's the user's fault.

suing zillow because you tried to mis-use their free estimate to value real estate instead of using an appraisal/CMA would be like suing Liquid Plumber because you didn't read the label and drank 4 bottles of the stuff at once to try to cure your cough.

Zillow posted an estimate of my home based on the original home that was built 50 years ago.  The home was rebuilt from the ground up in 2005 and now has twice the square footage, an attached garage, more rooms and so on.  The estimate is based on incorrect information and is therefore a gross misrepresentation.  It is based on information that is no longer factual.  Can anyone provide contact information for Zillow so I may have this corrected before I spend money on an attorney.

Yes, there was a class action lawsuit against Zillow a couple - three years ago.  It was tossed out by the courts.

I didn't mean my response as taken.  I just cannot figure out how Zillow comes up with the figures they do for the same neighborhoods and size of housing being sold.  They are all over the place.  My taxes are several thousand dollars and Zillow has them as less than $600.  My building is 5 years old, and they have ancient buildings selling for much more.  People have less square footage, and the same things happens.  I am going to try to resolve the problem by getting real estate involved very soon.  I have an appointment coming up. 

I guess part of the problem is people don't trust each other.  If real estate becomes involved, they feel more comfortable.  All I want is to sell my property so I can move into my new home in another state.

No, because most people aren't that stupid. An opinion is just that an opinion, and we have far more protections about expressing opinions in the US than we have ones for stifling them because some nitwit doesn't like the opinion.
