If you have a family member that can assist you with gift money, you can pay it back with the $7500 tax credit (or 10% of the sale price) for buyers who have not owned a home in the past 3 years.
Of course, you can always ask the seller to help with the closing costs so that the money you do have can go to the down payment.

here in Florida there are a couple of option for example
local county gives down payment money or the state offers funds either way you will need to go thru a lender if you need one let me know .
