"Junk fees" are in many cases paying for a true service. Focus your negotiation on rate and points/ origination fees. Fees should be compared but lenders have little flexibility on these for many reasons like equal opportunity lending.

Lenders are lenders. If you dont want to pay " junk Fees ", then lenders will adjust the rate to cover them.
