If out of tolerance, the Lender will be required to refund any funds to bring the figures into acceptable tolerances.Box A, fees cannot change. Box B fees may be able to change. Required services you can shop for, such as Survey, Pest, recording Fees. There is a 10 percent Tolerance on required services you can select. Fees that are OK to Change, escrow and pre-paids. A broker is now accountable for the GFE at closing. Borrower cannot pay Appraisal until 3 days after receiving GFE. Must be good for 10 days to allow time for shopping, Must have 7 Business Days from GFE to Closing. If GFE Changes, borrower must receive changes 3 days prior to closing. GFE can only change under specific ‘Changed Circumstances'. There are two major lump sum figures: Origination Charges and "All Other Charges".
