Good photos are so important to get interest from buyers. The price has to be competitive, and photos must be great. Lots of information is also a great way to peak interests of buyers. List every single fantastic feature of the home and any improvements you've done. These 3 things will get prospective buyers through the door.

The condition and curb appeal of your property are very important, especially in this competitive market.  Follow that with a reasonable price based on recent sold comparables.  Right now it's the homes that show the very best in their price range that are selling first.

Pricing your home competatively and establishing an excellent internet presence are your best bets to attract buyers and get an offer on your home.  I would use a licensed Realtor to help you use professional photos and a virtual tour of your home and post on multiple internet sites.  The more exposure you have, the better,

The best way to attract buyers is with a low price. If your house is worth $450k and was for placed for sale at $175k you can believe there would be buyers looking and making offers.You should not have such a low pricing point but the point is valid. If buyers see what they think is a bargain you will get a lot more notice. If buyers think your house is to expensive you may not even get one walk through of the house.

Being priced right is the best tool you can use for marketing a house. Maybe pricing just a little low makes sense. Being priced just a little high usually does not.

I think professional photos (link removed by moderator) are the best marketing tool. These days it's all about the internet. Make sure you have a Realtor who syndticates fully to Realtracs, Realtor.com, Trulia, Zillow, Craiglist, YouTube, [link to her website deleted by Zillow moderator, please read Good Neighbor policy]
