Be carefull trying to time a turnaround in SW Fl; cause the winter months is season and you might get a false reading based on demand generated by vacationing northerners. When summer comes and they go back north it will be a more "normal market"
You have asked a very broad question. My answer is: In terms of the broader maket we are just now seeing some stabilizing. In some segments we are seeing more strong signs than others. I have seen a couple of appraisals coming in with slightly higher values than the contracted price in some very strong neighborhoods. We have not seen that in several years! My call volume and sales volume have increased sharply this season. My team is having the best seaon in several years. In my opnion now is the time to buy as for the most part prices for desirable properties in SW Florida have hit bottom. I'd be happy to address particular segments or neighborhoods with you off line.
