...actually the zoning board associated with this house is Southampton town, whereas your experience is with the sister town East Hampton. The conservation focus is the same, so the rules (and the creative experience) will more than likely be similar. We do have expeditors that work in concert with architects and contractors for the permit process in case you don't have interest in such details...

The property is certainly unique, yes.

Thanks, Simon. I've had a couple of experiences already with the zoning board and beachfront/dunes properties, at least in East Hampton and Amagansett. I assume it is the same board. Anyway, it looks like a fantastic piece of property, and, if it's still on the market when i get out there this summer, I may come take a peek.

Zoning and planning board approvals more often resemble a negotiation than a strict interpretation of the codes. When these boards insist on strategic retreat from sensitive eco-systems like the dunes and wetlands indicators, there are some things that are grandfathered. While we haven't fully explored the renovation with any specific plans, the survey has the house location with all the decking, the beach walkway, the gazebo, a full windmill, the pool, (with another gazebo or pool house). That would suggest going up on the exisiting footprint would be the path of least resistance.

I would be interested in forwarding your proposal which is contingent on some measure of professional due diligence, or even full plan approvals ahead of closing.

...and just for information's sake, this parcel was one of six adjacent parcels owned by the same family many years ago, and they chose this one to build their house on. The dunes have remained where they are ever since.
