Key ingredients to sell a house:

1 marketing.
2 price.

Every home sells at the right price given the right exposure(marketing).

Scenario 1: right price, low exposure = no sale.
Scenario 2: great exposure, price too high = no sale.
Scenario 3: great exposure, price too low = sale but may leave $$ on the table.
Scenario 4: great exposure, right price = win-win situation for buyer and seller.

So how do you get to scenario 4?  A: With a sound marketing plan that encompasses pricing, marketing and statistical market analysis to help you make sound decisions.

A real estate professional should be able to explain in detail how he/she plans to achieve your goals.  He/she should be able to lay out a strategy to get the house sold in as little time as possible.

About the same.

Although, Branch Rickey said, "Luck is the residue of design." Which can be interpreted to mean - do you have your price, marketing / exposure, presentation and accessibility designed for success?

I know it gets boring having real estate agents talk about how important it is to use us . . . but #s 2 & 4 above are things that it's difficult to do better on your own.

And the fact is - it doesn't matter how wonderful or unsafe the property is. Those four questions need to be satisfactorily answered.

This all depends.  What do you mean you have no luck with REALTOR(R)?  If you try to sell it yourelf, bear in mind you must be home to arrange all showings, pre-qualifying the buyers, disclose all material facts with regards to the property, be knowledgeable about federal, state, local laws regarding selling your property, marketing, etc.  By the way, about 80% of all transactions are conducted via the multiple listing service.
