Hello again, Are these the taxes a new owner would have to pay? Quite a bit.

Hi.  I sent you an e-mail some moments ago asking about the property taxes.  Now on Zillow I see that they list almost $4,000 a year.  Is that absolute?  Is there any likelyhood of getting those reduced to more reflect the actual sales price to the new owner?

I just took a look at the public record for that property. In 2009 the taxable value of that property dropped to $46,400 from $57,500 the previous year. Using that taxable value, the non-homestead taxes for the house were $3,058.00. If you buy that house and it is your principal residence, you can homestead the property which will bring the property taxes down to $2,485.

Now that should be good news to you!

Property taxes are based on the market value of a home. You can appeal your property taxes annually if you can show just cause why they are to high. If you can show where homes similar to your house, and in close proximity to your house, have have declined, you have a good chance at a local appeal.

If you are not satisified with the decision of the local appeal board, you can appeal your taxes on a state level in Lansing. In either appeal process, the more supporting documentation you have, the better your chances in the appeal process.
