I am hesitant to work with flat fee brokers only because it seems that sellers have an unrealistic expectation as to their homes worth, plus the homeowner has to arrange all showings. Locally, we've largely gone to a system of booking showings online, but owner showings need to be arranged by phone.
If you're comfortable doing the tedious work of selling your home and you want to (or need to) save some money, by all means give it a try. I honestly don't think offering a higher commission will affect the saleability of your home as much as properly pricing it from the start.

So basically if the price is right or below comparables, I can save 5k to 10k by using Help-U-Sell?

I'm not sure you're saving by using help you sell. If you aren't getting representation for your side- why pay them a fee to just put in the MLS and stick a sign in your yard. Why not put your own sign in, print up fliers, email and fax the fliers to local realtors with an offer to pay a commission to bring a buyer, list on zillow and other sites indicating you'll work with a buyer's agent. The fee you are paying to help u sell doesn't do much more than that. I find I'd rather approach a FSBO with an interested client than a help u sell because of the seller's expectations about the transactions are more realistic and they are prepared to address their side of issues and needs. The lines of responsibilty are more clear.

It is hard to say how much you would save. The first key is to get the house sold then you can determine how much you saved. By the way Help-U -Sell went out of bussiness in my area.

I would sell it on my own, but I don't know how to do all the legal paperwork. The Help u save agent can do that after I find a buyer from what I read.

you can pay the buyer's agent a few dollars more to do that too. the difference previous painful experiences with help u sell leads to avoidance by buyer's agents, but fsbo experiences more likely to have been good. maybe that's not a problem there, ask a few local people for feedback. just suggesting you consider it.

Tap, that is when you hire a legal eagle do do the job. A lawyer can handle legal paperwork.

Just wanted to mention that HelpUSell can do full representation too and you wouldn't have to do any of the legwork. In that instance, you can probably save at least 2% in commissions. I own a HUS in Oregon and we actually handle most of our listings as full represenatation. We work well with other brokers and agents and get plenty of showings and buyers for our sellers. We perform a market analysis too to ensure that our sellers understand the appropriate value and importance of pricing it right from the get go. Remember, we are all licensed realtors. We can help you save money on the listing side because we have low overheads and don't focus on agent recruiting and glam offices.




Help-U-Sell. How much would you really save?
I read that some buyer agents don't like to work with Help-u-sell houses. Would increasing the buyer agent commission to 3.5% help? Thanks.
