Find an agent that is local to where you are buying. The agents there will have more information and knowledge of the area sales as well as lenders, title companies, contractors, etc.

Starting with your lenders may be a great place to find out which reliable Realtors they have worked with in the past.

Definitely choose one that returns your calls (or replies back to you) as soon as possible, is considerate of your time, and keeps you informed. Be understanding that they will be working with other clients, too, but Be sure to let them know by what method you'd like to be contacted or have conversations. (Sometimes, it's difficult for us to know unless our client tells us specifically.) You'll also want an agent that wants the specific details about what you're looking for in your "just right" home. This will save you time and limit the number of homes you'll have to actually visit. Don't hesitate to tell them what you like & what you don't like. It's so Wonderful that the internet makes your search a LOT LESS time consuming for you, with photos and virtual tours you can view from the comfort of your own home!

Find 3 or more agents to interview to make sure that you are finding someone that you feel will work for you. Getting a referral from friends/co-workers or neighbors is always a great place to start. . You could also calling some agents that are doing business in the area that you are wanting to buy in, they should have a good knowledge of the market.

I am so glad that you understand that your best interests are served by using an EXCLUSIVE BUYER AGENT ( EBA). I am an EBA and also have an ABR ( Accredited Buyer Representative ) accreditation. Many REALTORS are ABRs but DO NOT work for only Buyers. They also list properties and have fiduciaries to the Seller. Only an EBA works exclusively for the Buyer and has their full attention to doing what is best for the buyer. You should contact the National Association of Exclusive Buyer Agents ( www.NEABA.org) and they can assist you with locating an EBA is the area you want to buy a home in. Referrals are best when they come from a friend or family member.
Interview the agent. Make sure they carry a phone (cell/text/email capable!) Contact them via email through their website. If they dont respond within the hour, move on. We are in sales, an hour is more than enough time to reply to a text/email!
