There are tons of great buys -- and you dont have to buy a short sale or foreclosure  to STOP RENTING-- I understand if you don't have down payment or closing costs -- Some seller are willing to negotiate and the $8000 can now be used with FHA loans as DOWN PAYMENT -- Yipee  Its even more possible!!!

It's only a buyers market if your memory doesn't stretch past 2003, and you do not posess the capacity for recognizing trend lines.

It's only a buyer's market if the sellers are desprate enough to sell for what the buyers want to pay.

We are not their yet in most of the country.  Wait until a huge slice of those backlogged foreclosures hit, and we may get their in 18 months to 2 years!

But who knows what the PPIP will really do?

Jennifer, there is nothing wrong with renting when the net rental expense (rent minus what it would cost to pay for taxes, insurance, HOA and maintenance on the property) is less than the amount that home values are tanking in a given area.

I have saved approx. 200k by renting in Central FL since 7/07.

People should only buy now if their cost to own will be less than rent for an equivalent property.
