Yes, she can co-sign for you and husband could co-sign for son.

The answer is a little complicated but since Florida is not a community property state your uncle won't need to show your mother's debts in trying to co-sign for their son.  Also, she can omit the mortgage she co-signed for you from her debt ratios if she presents proff that you are the one making the payment and she is simply a non-occupant co-borrower, you do this by showing all cancelled checks sent from you for the mortgage payments.

oops sorry not sure what happened there.  So my aunt said she would cosign on the FHA loan for me but now that she realizes she would be a coborrower she is a little more hesitant because she also needs to assist her son in getting a home soon too.  (my aunt raised me if it sounds weird that she offered to do this).  Anyway, if she cosigns on mine will her husband be able to cosign for the son?  Will other mortgage lenders view her cosigning for me as an investment and want her to show income on the property?
