Good info for your locality.  However, Zillow is only for questions, not Realtor advice or info.  Zillow deletes advice & info found in the question window. You can always ask a question as a Realtor and, of course, you can ask a question as a Realtor.

Since I'm assuming you are referring to the buyer/seller contract, and not some contract between agents and their clients, I assume you are referring to the "buyers" due diligence, and that all it really is doing is reducing the probability of the buyer suing the seller for not disclosing the known items required to be disclosed by law?

If that is the case, it is just pure wasted words, as it doesn't change the law nor the contract at all, and all buyers already know that all sellers are "forgetful" or "un-knowledgeable", and that most agents (both the listing agent and the buyer's agent) are either ignorant or deceptive.

The due diligence is for the seller in case the buyer walks during the due diligence period. Its similar to the contracts they use in Texas. I am not a fan, because my buyers are laying out money for home inspections etc and we try to get that done within a week, so if they do 'walk' its in the week. Lately I am seeing listing agents ask for upward of $100 for the buyers right to inspect...but I think its good for sellers who take their homes off the market (well put it under contract)
