Home Mortgage on Mixed Use Property

I have an "old" property that has a small country store, my home, barn and two outbuildings. So it is primarily residential. The house and store date back to the l800's. I currently have a home mortgage which was done many years ago.  I am trying to refinance to roll a home equity which is coming due in with the home mortgage.  Lender is now saying it is "mixed use" and they will not refinance.  Nothing has changed in over 100 years.  Does anyone know what I can argue?

What percentage of the main building is occupied by the store? If 25% or less you may be able to qualify for a residential mortgage but many obstacles could prevent approval that you can't control like of there are no similar comps. I found a lender that "may" do your loan. To wit:
"As far as mixed use goes if it is local and they have a good balance sheet our bank may entertain...also if the loan is over 500K the (Contact Info removed) has options"

Since the proverbial mortgage meltdown, I do not know of any lenders willing to do this as a residential loan. I am checking our network of lenders, but FNMA, FHA, and Fannie consider these as commercial loans.
I will let you know what I find out.
