I am 53 yrs. old and permanently disabled. My husband and I are looking for a small home that offers one-floor living. We want to be able to move once and stay in a home well after we retire, so we want to find the most bang for our buck in an area that has a decent economy so my husband can continue working in the environmental field. Where do we start?

Get an idea of some areas you may want to buy in so you realistically know the cost of homes and then contact a lender to see what exactly you can get pre-approved for.

Depending on the state, we lenders can refer you to a realtor to assist with finding a home in your price range and the details you wish for in the areas.

Thanks for your response, Tim. We were thinking that it was most important to decide where to live before finding a lender, but we'll talk with some lenders as you suggested.

We are currently trying to find the right place to settle in. We aren't afraid to relocate and know what is important to us:

- cost of living must be lower than here in the Northeast
- no long stretches of extremely hot or humid weather
- must have plenty of job opportunities
- good hospitals
- has a small town feel
- conservative views

Start by talking with a couple lenders to see if you can get a loan and for how much. Then find a Realtor to work with to show you homes based on what the lender told you. The seller pays the commission so the Realtor is free for you.
