This year, we added on a master suite separate side of the house as our original 3 bedrooms. The new suite includes a blue marbled master bathroom and a double granite countertop with beautiful shower. We added 2 walk in closets. We added a beautiful hardwood hallway from new hardwooded master bedroom and bath to a newly renovated living room (tile, windows, insulation, crown molding). Then we added a half bath onto that large living room as well as a huge indoor laundry room. The whole house has been re-insulated. Many windows replaced with energy saver windows, and crown molding placed throughout the home. The original bath went from old tile to a brand new look, it was gutted from floorboards up with Slate floors and a marble sink. We added a new storage unit to the backyard. Also we put in cedar privacy fence on all sides of the backyard. It was a year of renovations at about $90,000. We went from a 3/1 to a 4/ 2.5 +laundry room/closets. We are confused why our price is so far off and hurting our home value as well as our street value.

We have by far the largest square footage home on the street with 2 large living rooms, renovations, and 4 bedrooms (separate master suite on other side of house) and 2.5 new bathrooms.

When we refinanced in 2009 the company appraised our home per tax records our at $221,000 when it was a 3/1 without the above renovations. We are paying taxes 30k more then you have our home listed. Adding a master suite, bathrooms, hallway, laundry should have us close to $270 or conservatively $260 at least.
