Home Value at 18624 E. Four Peaks, 85263

How can my home be only $10,000 more than the house at 18630. That house was built in the seventies, ours in 1998. They have no pool. We have more sq. footage. Our home has all the modern amenities including granite countertops, 3 fire places etc. It should be well above the value of the house next door. How do you figure the values?
