I agree with Heather, a preapproval letter 30 days or newer is what most listing agents want to see accompanying an offer.

The commissions for the listing agent and the buyers agent are paid by the seller so the buyer gets professional representation for free.

in Vegas we have very competitive market right now and an agent that has a good feel for how to get offers accepted will save you time and money in today's real estate market (at least in Las Vegas this is the case).

It remains true that an unrepresented real estate buyer can still call the sellers agent to arrange a showing of the property. In such cases, the buyer should be advised by Agency Disclosure Laws (a state law in every state in the U.S.) that any information obtained, as well as all conversations and negotiations undertaken, will be for the benefit of the seller.
