Home for sale, listed for little over three weeks, about 12 showins, 2 failed offers....NOW WHAT?

Our house has been listed for a little under a month. We've had about a dozen showings, two people put in offers. The first failed to close when their financing was rejected by the bank. The second offer was confitional on them selling their property (which did NOT look promising) so we rejected.  When we look at what has sold in our area since we've come on the market it looks to me that buyers are buying more expensive houses(10-20k more) to get more of the upgrades that we don't have (but are priced lower to accomodate that).  What do you do when you're losing out to fancier more expensive homes?

Thank you all for your replies.  Yes, I think you are right, I just need to relax and let go.  We've actually just accepted an offer, so three offers in three weeks.  Hoping this one is able to remove all their conditions (finance/inspection) so we can be done with this!  It's so stressful!

Sounds like you are off to a great start!
I agree with the advice you have received and would add that you may want to adjust your expectations. Ask your agent to tell you what the average market time is in your area. It often takes 60 to 90 days before even a well priced, well staged home is under contract.

Be patient and start packing!

Agree with wetdawgs.  12 showings and 2 offers in less than a month is pretty good.  Glad you're getting good feedback.  Have you asked the realtor for a strategy, i.e., if you're not under contract within 45 days, drop the price?  Sometimes just having a plan helps keep the anxiety under control.

All clutter and personal items have been packed.  Realtor commented on how nicely it was staged and how clean it was, so i don't think that's the problem.  Feedback has been positive, no negatives reported, unfortunately.  The first offer came from someone we were told was already preapproved from the bank for the amount,so we were shoked when it fell through.  The second offer was bogus (conditional on them selling a terrible, overpriced home) and our Realtor advised us not to take it.  He is still confident that it is priced right and believes we will get an offer soon. I feel stuck in limbo! At least if we were getting negative feedback I would know what to change!

It's easy to get bitter about the situation-Is your Home priced right? Have you done all the steps to sell ? Like remove clutter, pack up personal items, and clean it. Keeping your house clean  for showings is not on the list of favorite things to do. It is easy to get frustrated - I would take a step back . Look at your home from the road. How does your home look well maintained or mess? Open your front door enter the house, look around what do you see? If you need help ask your realtor I bet they will offer some great ideas. Keep thinking positive thoughts it really helps... Your house will SELL !

Good afternoon,

Are you using a real estate agent or are you selling by owner? The two offers that have "failed" sound like they weren't properly qualified by the agent - I wouldn't take those as an indication of anything. Have you staged your home? Are you getting any feedback from the showings? What are the "lookers" saying about the house and is there anything you can do to make it more attractive to the folks coming through? A good Realtor should be able to sort through all that information and help you better position the house to move.
