Home improvement question?

We are going to put our 2/2/2 on the market soon.  It has a large additional room that could be split up for another bedroom plus a study.  In fact we had it that way for awhile.  My question is, would it be better to turn it back into a 3 bedroom or leave it as is? It is in APL

3 bedroom...no doubt.  Buyers think Bigger for the bucks. 2 bedrooms says Small

In this economy, many people are downsizing from larger homes to smaller ones. The data shows that 3 bedrooms are performing well. Two bedroom may reducing the flow of buyers who need or want the additional bedroom. As long as it complies with local building codes, and has a closet, it would be considered a bedroom with two basic criteria. 1) a closet 2) an opening largest enough to be used for emergency evacuation (large window)
3 bedrooms typically appeal to a broader range of buyers.

Each market area has a market value for a bedroom.  Here it is roughly 20 thousand.  Even if you don't showcase the bedroom I would advertise it.

I think you should turn it back into a 3 bedroom those are the HOT properties right now. Only investors are typically looking for 2 bedroom homes so they can rent out.

Like mentioned above, make sure the created room is useable, also place the closet in a place that doesn't make it look like it was an after thought

Definitely a third bedroom is a plus, if it is at all possible, even instead of a bonus room. Your home will have a broader appeal to more buyers.
It has to make sense . Don't force it because an unusual floor plan is a big negative, and could offset the improvement.

Typically a 3 bedroom would be better as long as the size is good. Having a 3rd bedroom that is useless is a negative. How would the conversion affect the flow of your home?

I believe 3 bedroom homes are easier to sell than 2.
