I agree with Brian.  We recommend a home inspection to all of our real estate purchasers.  Even when the home is sold "AS IS" and the seller will not pay for any work that needs to be done, the buyer should still have a home inspection.  Then you can make an informed decision about potential work that needs to be done.

I agree Donna; home inspections are so important. "mI still surprised when a buyer tells me they want to waive the home inspection. I tell them, that I wouldn't be doing my job if I didn't tell them how bad a decision that can turn out to be. Buyers don't realize that that's their way out of a contract if any inspections issues are found that the seller won't fix. We've all heard the horror stories. I had a buyer once who I got out of the contract because the septic system was a complete fail and the seller wouldn't replace it. It was about a $20,000 job. I was able to get them out of the contract and get their deposit back, which they were very grateful about.

Home inspections are critical...BUT understand what they are and what they aren't.

The inspector IS going to "find" a bunch of things...and they are of varying degree of significance.    Review all options carefully before you react to the findings.

Thats right Tom,every property has its issues in varying degrees, and you can't expect the seller to make everything perfect. The inspection is simply a tool to better know the condition of the property at a given time so the buyer can make an informed decision and hopefully have no "Surprises"or regrets.

Tommy makes an excellent point and I'd only add that home inspectors can give a fairly good amount of information about visible and testable elements of a home's condition, but still can miss many latent elements of condition as they can't go into walls, etc.

A careful evaluation of what they do find can suggest an overall condition, but if you are unsure about something the inspector finds and the inspector cannot shed light on it further, talk to an expert in that particular field.  For example, I've seen inspections note a furnace is "past its service life" yet the furnace is functioning fine (and may do so for another 10 years).  The inspector is working off a time-line, essentially, and cannot properly evaluate the furnace - that's when you bring in a furnace expert.

home inspections are a must, but every home has faults so try to focus on major items (plumbing, electrical, heating systems...foundation, roof). Cosmetic repairs should not be a deal breaker.

Home inspections are very informative and if you aren't a professional home buyer you should definately get one.  Even new construction home buyers should look into their inspection ooptions.  Well worth the money!

First, never, ever waive a home inspection, even when purchasing new construction. Buyers should also be wary of inspectors recommended by realtors, as they are often (not always) partial to those whom they consider less critical than others. Buyers would be wise to research home inspectors available in their area to insure they are properly licensed and enjoy a reputation for being thorough, rather than "realtor-friendly."
