Home is single family. Both of our crdit scores are excellent, over 760.

problem I think is we are retired (In our 50s) and no job income for two years... but we have income from dividends and investments... we could pay cash (320K) but it's a bad time to sell stocks after the market crashed and all our stocks are so beat up. Also that is our income. We would shop around , but the seller wants to close in 3 weeks. We are going through a broker. Our bank referred us to him.

I closed on a similar situation, the lender utilized the income from a buyer who received a monthly income from a managed financial investment company.  Plus she owned a home which she was in the process of selling, and was purchasing a condo in a retirement community.

That should not be a problem unless you have all of your documentation to prove that you have those stock readily available to you. They may ask for other requirements but overall it should not be a problem. Good luck, and hopefully it works out the way you want it to.

As long as the income can be documented, you really shouldn't have a problem. Well, as long as the companies paying dividends to you aren't one of the 'Big Three' anyway. Underwriters may frown on that.

When you get your 'Good Faith Estimate', post it here for us to take a look at. We can let you know if you are getting a good deal or not, at the very least.
