Home value of the same floor plan as mine in my neighborhood is much higher - why?

My home is 1603 Ridgecove Dr Wylie 75098.  1605 Teakwood Dr Wylie, TX 75098 is the same basic floor plan, except I purchased the extended bedroom option, and I have the same optional 5th bedroom purposed as an office, yet my home is $20,000 less in value.  I am not on a busy street, either, whereas the other one is.  Logically being that my house is larger has similar features, and isn't on a busy street it should have higher value.

Dont take Zestimates tooooo seriously, especially in Texas, since they are based on your tax base, and not so much from comps - as Texas is a non-disclosure state.
