House in elevation

I have seen a house that is on a height and have a pretty steep slop. Are there any known issues for such a location except from not letting your kid run/walk alone down the slope.

Has the soil surrounding the home been cut away to build? Are there retaining walls, Are drainage issues addressed? How is the home situated in relation to the slope, does water hit the home? Is this a primary residence or vacation place?

There are about 25 other similar questions - buyers don't usually like to live on steeply sloped lots.

This is more acceptable in N GA where there are mountain properties. There will some times be a premium if it means that it leads to an amazing view like at the top of the mountain with the view of the ridge or if it over looks the lake/river.

But with out that, it is typically the opposite.  It could affect the value when you purchase it as it will affect the value when you go to sell. It will also typically take longer to sell than similar homes on a level drive way.

At the end of the day you have to decide if you really like the home and if you can live with the slope of the driveway. Fortunately, Alpharetta is not as prone to freezing as often as you would see going 30-60 minutes north of there into N Cumming/Dawsonville area.

Good luck,
Cassandra

People don't like to buy, and pay top dollar, for such lots so the sellers usually discounts the property to make it sell. The same will probably be true when you need to make it sell. It's like having a house on a very busy street.
