House not sold

If a townhouse condo is in a sought after neighborhood, fantastic condition and the price is the appraisal price, and there are only a few condo/townhouses that compare, why hasn't it sold? It was built in 2002, end-unit, 2700 sq. ft, lots of upgrades and in the 20878 zip code. It is the market that bad.

Too much inventory right now, not enough buyers. I believe the average is still around 92 cents on the dollar as per the market value (appraisal number).
