Housing in the United States. What you should know.

According to 8/2012 research done by Buffini Company, there are 3 basic facts in today's real estate market. 1. Inventory of houses is aging....70% of houses in U.S. were built before 1990. The average buyer is now 56 years old.  2. Cash is tight-Financing is cheap. Lowest interest rates in 50 years.  3. Real Estate is still about equity. Even though the last 5 years have been very poor, overall since 1970 money has been made.

Sorry to rain on your motivational speaker induced insanity.

Housing roughly tracked inflation from 1970 to 2000, historically speaking this was a period of high inflation.  Around 2000 we entered a period of historically low inflation, these cycles normally last around 30 years, so I would interpret that to mean housing prices will likely be relatively flat from 2000 to 2030.  Want to take a guess whether interest rates are high or low in periods of low inflation?

Every person must make decision base only on the statisitcs of their particular market.

National stats mena very little for a local buyer.

How about stats that are created by a company who primarily specializes in teaching agents how to market themselves and explain away negative market trends like Buffini & Co?

If you want good information, you get it raw from the MLS not from a marketing company who has an interest in selling you.
