Just bought a 3/2/2 townhome last January for $31,500 cash, rehabbed it for 12k rented it for $900 in 2 weeks.
Home was going in 2006 arround $90K. an absolute cash cow.
I want to get my hands on some more but only so much cash to go arround.
Why do you think Texas is blowing up so much? Someone told me that it's bacause it's attracting a young educated workforce and there is a good presence of technology companies there. I thought it was because of oil prices. What was the Texas market like during the R/E bubble?
We really did not get much of a bubble.
DId you go through a broker?
No, not initially it was being auctioned off as is.
In fact it was sitting on the market for over a year before that with no luck.
BoT ... on that rehab, did you do the work (or some of it) yourself? Or did you contract it out?
I still like to bend a nail or two myself and like seeing a property change.
