Hi--
I've lived in Hamilton Heights for 10.5 years. We bought a single family house after living in Tribeca and the Village for many years. The value for the dollar and the neighbors are great. The neighborhood is safe and busy, but stores restaurants still needed. Having said that, over the last five years the changes have been enormous. We love having affordable space in NYC and the neighborhood still feels authentic---not loaded with tourists and B&T partying hoardes.
I recommend gettting in while you sttill can. Columbia University is building and within 3 years you wont be able to get what you can now.
