It is in transition, but it has gotten better. There are two homes that have traditionally caused the problems with the neighborhood and one of those sold last spring and most of the trouble went away. The other is the brown home across the street next to the new town homes and that one will be leveled later this year according to the owner and new construction will be going in similar to the ones next to it. Once that happens, you will see a big improvement in the area. We love the area - close to columbia city, lake washington and downtown. When we first moved it the area was in rough shape but there is a ton of new development from SEED and other developers in the area that are making improvements not only to quality of life of the neighborhood but also the land value. Had my inlaws not moved in with us, I would still be living there, but we needed a bigger place. I am also kicking around the idea of keeping it as the offer price is much lower than it is worth, however if I can sell it at the current price, I will, but if not, I would be foolish to not keep it and rent it out. This area is one of the last areas in Seattle that is affordable and also a good investment. I am more than happy to coordinate you getting a tour of the house.
