In this buyers' market, there is a strong desire on all Realtors' parts to find buyers.  We blog, hold open houses, advertise on websites, on Facebook, on signs, on brochures and billboards, in newspapers and Real estate books and more.  If you are a buyer out there who just bought a house or one that is trying to find a Realtor right now, help us out and tell us where you found the Realtor that you used or are using.

We've only been looking seriously for about three weeks.  The first realtor that we contacted showed us two properties in one morning - on the first property, she started talking money, "I wouldn't offer more than 50% for this one;" on the second when I brought up offer ranges, she refused to answer unless we contracted her as our official agent.

Well.. okay.

The agent that I really enjoyed meeting with last week, however, is uber-busy and I also found her because she was the realtor listed on a property that we were interested in.  I like her, but we may not keep her, because she's very slow to respond and I imagine she's too busy for us.

I have the number of a third realtor that was passed on from a housing agent I'd spoken to - haven't called her yet, but probably will soon if realtor #2 doesn't come through.

Our price range is very low (under 100), so I anticipate we're going to do most of the leg work ourselves, since these people are catering to more affluent buyers.

Ask people you know, period.
I called agencies, IF I got a response, it wasn't good. Many realtors think of themselves as high end, if you are not they may not waste their time.  I met some nice people, who were never available to show me anything.
Do NOT call the listing agent. This is bad for you, good for him, but you have no one REALLY on your side.  Tried it, lost the house I wanted, I truly believe had I known to NOT call listing agent, I may have gotten it.  There are of course rules, but they are people, and people don't always follow rules.
I tried on 3, found one I liked, she was a referral from a friend, THANK GOD for friends!

Usually it is through referrals. It indeed wise to ask your friends and relatives if they could suggest one for you. Finding one on your own would be hard.

I use "process of elimination".  For example, Tom posted a stupid comment about the income tax deduction for mortgage interest on another thread that obviously was misleading if not blatently false.  Thus he is a definite no.

The realtor that used to post under the user name "Elv!s" is a good example of how to post to encourage people rather than annoy people.

It is not "where" you present your information, it is WHAT you present, and how you present it.  No one wants to hire someone that shows ignorance who will create problems rather than solve them.

I want honesty in an agent first and foremost followed closely by market intelligence. I want an agent that is easy to deal with and not lazy. I want an agent that listens to my needs and still treats me with respect when we don't agree about a property or issue. I want an agent that is willing to take the risk when I ask a question and say honestly "I don't know, but I'll check on it" instead of spinning the answer or telling me that it's not important. I also want information. I will ask my agent for their opinion, but I still want extensive facts provided that apply to the purchase or the sale. Opinions are fine, but I want to know that they are coming from the agent's own experience and the data not just the polished spin of the local or national realtor organizations.

what's wrong with using the listing agent?  they probably know most about the listing.  buying agents' goal is to get a deal done not to get you the best deal.  i feel it's a total waste of time for the two agents to talk back and forth vs. me directly talking to the listing agent.  price?  go to listing book it has all.
