The Zestimate is a good tool for a starting point, but should not be used to pinpoint value. Your best bet is to get an appraisal or a CMA from a Realtor.

It's difficult to say but I would for sure reply on current solds in your region. When we work with appraisers, they want the most up to date info out there. So they have us pull recent solds in any given neighborhood. The banks are not lending based on any other data but recent solds. That's the most accurate information you'll find for your own homes price point. Thank you for your question.

Bluntly: Don't rely on it if you're selling (setting a price on your home) or buying (considering making an offer). It's fun. It's sometimes reasonably accurate. But really not accurate enough when you're talking about a transaction valued at hundreds of thousands of dollars.
