How accuratecy of Zillow report compair to MLS

I've shown this property to a client fews mo.ago 80853 Kebon Ln,Indio Ca 92201 in MLS report was is Pending as of 4/12/11. But as of 5/5/11 my client found in Zillow that this property is back on the market again at reduced price. So my client want me to find out which is true info.? I did call listing agent this morning he did comfirm this property has been pending and going to be close next week!  So it's make me wonder is Zillow really has correct info. and where do you get this info. and my client was miss leading? Who responsible? Is your site can be trusted? Please clarify? because I was thinking to adv. in Zillow but now I'm not sure!

Of hand I'd say the information is subjective since Texas is a non-disclosure state, the actual sales data is not available to the general public.

If you are looking to buy or sell a home and are interested in actual Comparative Market Analysis my suggestiin would be to contact a local agent. If you are in the Austin area I would be glad to assist in evaluating your home or a home you are looking to purchase. If you have an agent, I suggest you contact them for actual details.

I just received a report from Zillow indicating two of my "For Sale" Listings as being "For Rent."

At Zillow, we mostly get listings directly from Brokers as well as 100s of MLSs. Also, we do support "Sales Pending" status with our for sale listings. There are occasions where a listing status has not been updated. We are working to reduce the instances of this happening, and anyone can flag a listing and we will check it out and update the status. To flag a listing, you can use the "Report problem with listing" action under the "Edit" menu on a Home Profile page. This menu is under the listing description.

I don't think Zillow has a pending status yet.  The pending status would not solve the zombie data feed problem, but it would be useful for agents and owners that do manage their listings correctly, as well as improve the listing quality for potential buyers.

Zillow's sales listings come either from data feeds populated by the selling agent (or someone in their office), or manually entered data provided by the owner or agent.   Who is responsible?  The selling party (agent in some cases, owner in others).

The local MLS (and there is not just one MLS) tends to be most accurate. 

Data feeds not being kept up to date, and/or hijacked by other agents is a major problem with Zillow's quality of data.   Zillow is evaluating a number of approaches to ensure better accuracy of listings.
