How are homes estimated on Zillow

How are homes estimated for Zillow?
I have a home in the Big Bear, CA area and my property has many inprovements and is on a larger lot over other propertys in the distinct neighborhood. But many of the other properties are estimated at a higher value than mine, even though they are on smaller lots, the homes are less sq footage and with no inprovements but they are estimated at a higher value.
Also the county recorder has the property estimated at a considerable higher value.

Big Bear has many unique homes with differing lot sizes. Zillow really does not do good there with respect to correct Zestimates. Zillow IS very good in tract home areas, not in resort areas like Big Bear with seasonal occupancy. Even appraisals there are hard - I pass on them when I am asked, and refer them to local appraisers. . . .
