Like Tim and Rachel pointed out, modular homes are constucted in a factory under roof. The quality of construction is typically very good since templates are used and the lumber is not exposed to the weather as in a stick buily home.They are built in seperate components and shipped to the home site and assembled there. The building components are usually the same as a stick built home. The modular home builder should be able to give you specs on the materials used.

Stick built - common most people think of these

Manufactured = these are cheaper trailer types ans single and double wides. They don't hold value and are title like a car.

Modular = these are built like stick built but in a factory warehouse under roof in box shapes. 3-5 of these box shapes are then taken to a job site on a flat bed truck and hoisted into position and connected to make the house. These are built well and appreciate in value just like a stick built.
