How bad is it to list a home for sale in Mid Sept - Oct?

I am considering lisitng my home for sale in this period, it is located in Manhasset NY. Am I beeter off waiting till spring to do so due to the school year starting up already?

The best time to list your home for sale is when you are sure you want to sell it and there are no emotional ties involved!  Listing time really doesn't matter unless you want to sell it at a major celebrated holiday period or expect people to move during the Winter that can historically be a bad period to have to move.  However, with Climate Change, it seems that lately you can always find a window to move.  I personally moved in Northern NY during an Ice Storm and the Moving Truck Broke down and my boyfriend ended up getting frost bite.  We still celebrated a great New Year and laughed about that Thanksgiving move that was cursed!

Historically the market slows down during the last quarter of the year. However, we are in drastically different times so you can throw historical trends out the window. You should find a good local agent who can provide you with a good estimate of value for your home and provide you with some market statistics on terms of inventory levels and average days on market along with pricing trends for the last 3 months. I don't no the New York market but in many other markets we are seeing price increases with multiple offers. Also, there is some speculation that we will see a slow down after the election so right now is a good time to get your home sold.

Listing at this time of the year generally means that the Seller is serious/motivated about selling.

Never wait to list.  You never know when that perfect buyer will walk in.  If a buyer is comming to your home in November when its freezing out or snowing they are very serious buyers.

In the [hotlink removed by Zillow moderator](Charlottesville & surrounding counties), September through Thanksgiving has traditionally been a good time to sell.  Between Thanksgiving and Valentine's Day the market slows a bit, but December has been my best month some years.  Overall, pricing correctly and having the home in top condition (you never get a second change to make a first impression) remain very important in the fall market.

It really depends on how active your local market is at the time. Things can change quickly too. If interest rates go up significantly or a new economic crisis occurs, the market could turn on a dime.It is a good time to list your home for sale when homes are selling reasonably quickly in your area, regardless of the time of year. If you price it right, it should not be a problem.

There does seem to traditionally be a slow down in real estate after the spring and summer markets.  However, interest rates are low and the buyers are out there now.
