Add poor data integrity and lousy 3rd party data that Zillow buys to calculate its zestimates and you are spot on. What is even worst is Zillows refusal to accept any input from homeowners when the question the validity of zestimates. The time has come for our Legislators to wake up to technology changes and introduce some form of regulation over websites like zillow to ensure fairness to property owners.

I am not in the process of selling my home, thankfully, in this market. However, I am kind of tired of these kinds of so called services providing an injustice to people who are in many ways, just average everyday working folks. The appraisal was completed for private purposes, not for a sale.
And as a side bar, Zillow should allow homeowners to Opt Out of their property service since they are making money from the sight via advertising. This is something I am going to check on when I have a few minutes.

Any "public" information (which includes Zillow estimates or Zestimates) are a way for someone to value my home for potential purchase. Having a low ball value in the neighborhood does two things:
1.) It potentially hurts other neighbors value of their home,
2.) It potentially hurts the long-term value of my home.
These numbers that Zillow uses are or seem untouched by a trained eye. A computer that inserts numbers without someone who has some experience valuating the facts against that specific area is providing potentially false, misleading information to the public while, as noted above, hurting the potential resale and value of someones home/investment for that same area.

Zestimates are calculated from public facts on a residence. The best way to get Zillow to modify the Zestimate is to update all facts to make them as accurate as possible. (This would include tax assessments and historical sales prices). A Zestimate is a starting point for comparison of properties, and doesn't take into consideration views, upgrades and other features which may add value (an appraisal does) as Zillow has no way to gather that information consistently.
So, the best thing to do with an appraisal number is to claim your home on Zillow and then enter the appraiser's opinion of value and appraisal date into the "owner's comments" associate with the Zestimate. An appraisal isn't a "fact" but an opinion, just as a Zestimate is an opinion.

Yes, just post the request with the address. I really don't know why you would be concerned about a Zestimate and the price of your property being correct on Zillow.
Do you check other websites to make sure your property is valued correctly? The only valuation that matters is the one the Assessor's office has and the one the appraiser give you when financing or selling.
