How can I compel you to address your errors in my listing or take me off your site?

My house is "valued" at at least $200,000 less than comparables on my block.  One is substantially less square footage, substantially smaller parcel.  The other is in terrible condition, on a small parcel and surrounded by pavement (parking lots on all sides) .  You call a third a 1300 sq ft SFR when it is a nonconforming duplex with a shed. Please either raise my value to the equivalent of others on my block or TAKE MY PROPERTY OFF YOUR SITE.

Hi hunterthepoodle -

Zestimate is just a starting point to know a home's market value and not an appraisal. It is gathered from zillions of data including but not limited to beds and bath, square footage, sold price history, tax assessment history and the like. Since we don't go to home's personally, some factors that might affect the Zestimate is not included.

Thank you.

Hello
This is frustrating I know.  Zillow can only do an average job in towns such as ours here in Santa Barbara.  It says in their fine print that they can be upwards of 14% off on Zestimates.  I myself have noticed they are easily off 20% in many cases here in Santa Barbara.  I even wrote an article about this.

Not much you can do but complain unfortunately and go in and talk about your home.

If you ever have any questions about real estate here in Santa Barbara and the Upper East, let me know.  I would be happy to try and help.
