You can hire an appraiser but it will cost you over $400. If you contact a realtor they can give you a comparative market analysis on your home, it's the same information that an appraiser looks at but a realtor does it for free. Good luck to you.

Be careful as there are many factors that will help determine why a fair market value for your property is. The condition of the home and the marketing vehicles used will have big roles when it comes down to attracting the most money for your property. Some people are successful at selling their owns properties but more often than not it will end of costing you money. In North Palm Beach , as you know, there is a large diversity in property types and if you ever want to explore what a qualified Realtor® would cost please feel free to give me a call. I would hire an appraiser to do an appraisal on your home.   The next best is have a few Realtors do a cma and list to sell price statistic in your neighborhood for the last year and the last 6 months so you can see what is trending. 
Selling your home your self  can be very time consuming, complicated and overwhelming but can and is done with out a realtor.  Most try and then list with a Realtor.  There are so many details.

I do many CMA's for curious people, but having a Realtor is far more valuable than most Sellers realize! If you get a Realtor that is really devoted, you will get the most money out of your house, in less time, and less stress. Sellers, nor Buyers realize the problems that arise when selling or purchasing a home, especially two days before the closing. Geez it's like a rat race! I need this, we don't have that, where's the termite letter, just on and on. You will find that paying 6% to Realtor, will be one of the best investments you make in your life, and your more likely to come out with some hair left on your head. Good luck with selling your home!

Ask a realtor to run comps for your home. Save some money on the appraiser.  The buyer of your property will be paying for one after purchase. Hope this helps..

Don't bother with a comparative market analysis.  A knowledgeable appraisal can help you decide on a realistic selling price so your house will appeal to buyers, and will Be a valuable negotiating tool once you have a potential buyer.

You can hire a professional local Real Estate Appraiser to determine the value of your home,  though I don't find Appraisers to be as accurate as a Professional local Real Estate Agent who has been inside most of the homes that they are comparing your home to. The cost for an appraisal is between $300-$800.
 
Most Real Estate Agents will perform a Comparative Market Analysis at no cost. Statistically most owners who sell FSBO eventually hire a Real Estate Agent, and therefore it's worth the opportunity to assist you with the home price evaluation.

I would recommend having a market value appraisal done on your home. This can be a powerful tool when trying to determine how much to sell your house for. Additionally, a well written appraisal will provide powerful market trends data on current supply, marketing time and value trends you our market area.

Look in your neighborhood to see what homes are selling for.  You can also call country records and find out what value the county is putting on your home.  It is usually lower than actual value but it will give you a starting point.  The county may be able to send you neighborhood sales of your area also.

Pay for an appraisal. My personal opinion is you need to go that route even if you do list with an agent. appraisals aren't perfect but an appraisal won't tell you what you want to hear in hopes of getting your business and doesn't have the built in bias to the high side.

Well, I guess you can guess at it or use the zestimate here - which is the same thing really, a guess. You could hire an appraiser which costs about $400. The Realtor is free you know.
