How can I estimate how much my house would rent for?

Hi,
There is a mini-boom going on in our town because of the marcellus shale gas industry. Rentals are bringing in a premium from what I hear.
I'm considering renting out my 3 bedroom single family home and buying another.
What tools are available for estimating what monthly payment I can expect to get?

Rental data is poor as compared to sales data. Its best to use as many sources as you can to find out what your rent would be.

If you intend to use a rental management company, you can consult with them. Many Realtor specialize in leases, talk to them. Craigslist is a active source in my area. Or course look at rent Zestimates here on Zillow. You want the BEST tenants with GOOD jobs, not just the highest rent.

Use something like MySmartMove.com to get real tenants that will pay you rent without all the fuss . You want tenants who wont destroy your property, so tenant screening is more important than anything else.

The rental Zestimates are actually pretty good, however, given what you have going on up there with the shale gas drilling I know you can easily rent your home at a premium. I would call around to the local drillers-they always have employees looking to rent something.

Don't forget advertise your rental on Zillow, last I heard that it is only $9.99 for 6 months advertising.
